Are you a senior leader in the real estate industry looking for a change or new challenge? Come and join the UniLodge Living Group, overseeing the daily operations within our Property Management (Strata) business.
This facet of our business looks after the rental management of student and non-student apartments, building management along with wellbeing programs to foster a sense of community and resident engagement.
Through our management expertise, we work closely with stakeholders to maintain compliance, drive operational efficiency, and uphold exceptional service standards.
Role Overview:
As the General Manager – Strata (GMS), you will oversee the management of a diverse property portfolio, ensuring operational excellence, compliance, and financial performance. Leading multiple teams across various locations, you will drive best practices, maintain strong stakeholder relationships, and uphold legislative requirements.
Key Responsibilities:
* Maintain strong relationships with residential rental providers, owner’s corporations, other external stakeholders, and a broader internal team.
* Drive effective property management and align with strategic goals.
* Manage the financial health of the portfolio, ensuring revenue, occupancy, and expenses align with budget targets.
* Stay informed on industry regulations, delivering training and implementing process enhancements to ensure full compliance.
* Attract, develop, and lead a high-performing team through strategic hiring, training, and coaching, fostering alignment with company values.
* Oversee day-to-day operations, proactively mitigating risks and ensuring compliance with management agreements across all properties.
* Support and mentor staff, promoting a collaborative and results-driven work environment through training and professional development.
About You:
With 5+ years of experience, you will be a proactive property leader with strong people management and leadership skills, with the ability to oversee multiple teams. You will have expert knowledge in property management; sound knowledge of RTA; understanding of owner’s corporations, high level of financial acumen; and strong leadership and management skills.

* Unrestricted working rights in Australia.
* Valid National Police Check.
* Valid and current Agent’s Representative Certificate or Diploma of Property lodged with Consumer Affairs Victoria.
* A keen eye for legislation changes, with the ability to implement and train teams accordingly.
* A proven track record in stakeholder engagement and customer service excellence.
* Excellent communication, documentation, and presentation skills.
