Senior Property Management Advisor
The Inland Rail Program is a 1600km rail infrastructure project stretching from Brisbane to Melbourne incorporating new and existing rail track. The program includes the upgrading of existing standard gauge track, the enhancement of existing standard gauge track to cater for double stacking and the construction of new standard gauge links comprising of viaducts, tunnels, rail track, crossings and bridges. About the opportunity
We are seeking a dynamic and experienced Senior Property Management Advisor to join the team. In the role, you will provide support to the Property Portfolio Manager, and the property team in the acquisition, management and divestment of real estate including the coordination of relevant property and legal related issues that result from the NSW and Qld Inland Rail program of works.
Key responsibilities will include but are not limited to:
* Provide strategic and operational commercial contract management advice and subject matter expertise.
* Oversee day-to-day operations of the properties, including maintenance, repairs, and renovations.
* Monitor contract performance and compliance in accordance with the contract, contract management plan, risk management plan and IRPL policies and procedures.
* Provide accurate and timely advice, including the sourcing of accurate data and the writing of briefing notes, to ensure the Program is provided with information to make informed decisions.
* Develop and implement property management strategies to maximize occupancy rates, rental income, and property value.
* Ensure compliance with local, state, and federal regulations, including health and safety standards.
* Engage and integrate with program stakeholders including Property, Finance, Biodiversity, Contractors and Program Delivery at appropriate stages of asset management, maintenance and divestment.
* Establish and maintain strong business relationships with stakeholders and suppliers including effectively managing contract enquiries, issues, disputes, variations, risks and undertaking negotiations with suppliers as required.
About You
The successful candidate will demonstrate a diverse set of skills and qualities, including the ability to influence and negotiate with internal and external stakeholders, have a depth of knowledge of property laws & valuation principles in Qld & NSW, and the ability to problem solve and resolve stakeholder issues with empathy.
To ensure success in this position, applicants will be able to demonstrate:
* Tertiary or above qualifications in Engineering, Business, Property, Commerce, Law, Construction or a relevant discipline.
* Experience in a contract management role in major infrastructure, engineering, rail and/or construction projects, relating to property management.
* Knowledge and experience with current forms of contract and commercial models.
* High-level interpersonal skills, including the ability to engage effectively with a range of senior internal and external stakeholders.
* High level communication skills at all levels (written and verbal) and the ability to undertake negotiations with suppliers in the resolution of disputes.
* Knowledge of the property industry, asset management, maintenance and divestment.
* Experience in managing a major property portfolio.
* Experience in managing large asset or property management contracts.
